- Often nothing new from the councilTypical case — confirm
Repairing an existing, lawful shutter like-for-like generally needs nothing from the council.
- Planning permissionSometimes
Replacing a shutter with a different one can. Some councils now treat a replacement external shutter as a fresh application.
An installer’s general guide; your council decides.
Should I repair the shutter or replace it?
If the box, axle and guides are sound, a repair is almost always cheaper. Replacement makes sense when the curtain is badly damaged, the motor and spring are both gone, or the shutter is the wrong type for the street. One thing to know before replacing: some councils now ask for the same justification for a replacement external shutter as for a new one — Bradford’s 2026 guide, for example, asks for a Crime Impact Statement.
Was my existing shutter put in with permission?
Worth checking before you spend money on it. Councils do take enforcement action over external roller shutters fitted without consent — Sheffield’s published register of enforcement notices for 2022–2026 includes several requiring shutters and their boxes to be removed. If yours was never approved, a like-for-like repair keeps the problem; a switch to an internal or lattice design may resolve it.
Why does my motorised shutter stop halfway?
Usually the limit settings have drifted, a safety edge is reading an obstruction, or the motor’s thermal cut-out has tripped from repeated cycling. Do not keep pressing the button — it can overheat the motor or drop the curtain out of its guides.
